it was an interesting diversion to NYC real estate.

I like the 5 year rent difference between your current rent and market rate.  So if you're paying $1500, and he can bump it up to $3200, if you say 5 years of that difference is $102K. Let him go down from there.

Is 5 years enough? He's lived there for 12 years so he definitely has a history as a long term renter. Nothing to say he wouldn't stay for another 12 at least. I think aiming for something close to what you would need to buy a comparable and not have a mortgage over $1500. After all, the reason the rent laws are in place is not to screw landlords but to ensure at least a few not rich folks get to stay in the city.

Does anyone have a bike they'd loan me for my dad to ride while he visits NYC? Size 56-ish.

Tried the rental at Ride, but they don't have much.

I'll clean it up for ya real nice (even if you give it to me dirty!). And we'll pay for it if like, he gets smashed by a New York City cab, or by a grown ass man riding in the park backwards on a skateboard in the dark or something

I stole the xray below from my orthopaedist's office.  It shows the crazy narwhal-tusk-like pin that was going through my toe until a couple of weeks ago. The doctor's assistant pulled it out with a pair of household pliers.  I just thought it was weird and wolverin-ee. Should we start a thread of Kissena medical curiosities?

@Jules I broke my toe playing soccer-barefoot with my son in the living room a few months back.  I buddy taped it, but it didn't heal right so they had to re-open it, fuse one of joints permanently and hold it all together with a pin. After the bone fused across the joint they pulled the pin out. Weird huh?  Doesn't compete with the permanent stuff in my right leg though.

Totally off topic.

My brother is playing in a gig at Union Hall on Friday night and figured I'd ask the locals among you for a good place to get dinner in the neighborhood (702 Union st at 5th ave). I'm game for anything good.

BTW, my he is playing with Jay Gonzalez (his college roommate) who tours with the "Drive by Truckers." Should be a good show. I may have extra tickets.
